Housing Industry is finally Starting to Recover

Housing is rising at a rapid rate with low inventory.  Just this week, the census bureau report that single-family housing started to rise in February to the highest level since June 2008.

Not since the early 1980s has the economy come out of a double-dip recession caused in large part by soaring interest rates that made homes unaffordable and sky high price tags.

As the chart shows, the collapse of the housing boom is only starting to recover.

Economics Revises Home Price Forecast

Here's a recall on the real estate market forecast for 2013.  This news is 'BIG' since we are only three months into 2013.

Ready?

Lead Capital Economics had previous forecast a 5 percent price gain for this year.  NOW they are revising their prediction to 8 percent price gain!!!  Due to the strong demand and tight inventory,  existing home sales and great mortgage rates are causing a shift of a buyers market to a sellers market.  With an increase in home prices will also have some real estate investors to consider leaving the market or holding on to properties a bit longer.

Will this help with the strict lending? Perhaps. Currently, mortgage rates have slightly risen but could fall again.

Another big change is the increase of foreclosure homes as opposed to short sales are becoming more common and the price difference is a 12 percent difference as opposed to last year's 30 percent.

This will be one interesting year in real estate.

It's that time: SPRING CLEANING

Spring is around the corner! If you are like me, I like to give my place a good spring cleaning before the winter season is over.

Here are a few tips from the one and only, Mrs. Martha Stewart.

1. Clean Rugs, Carpets, and Floors:  Vacuum rugs and carpets.  Machine-wash or dry-clean area rugs and shampoo.

2. Clean Shades and Curtains:  Take down window treatments.  Dust slat binds, and launder curtains and fabric shades: hand wash or send to dry cleaner.

3. Wash Windows:  remove dust, dirt, and cobwebs with a soft brush. Wash windows inside and out with a mild dilution of either ammonia or white vinegar in water. Dry with a squeeze followed by a rag.

4. Replace Storm Windows with Screens:  Remove storm windows: replace cracked panes, recaulk windows, and repaint the frames before storing.  Before installing screens, repair holes with tweezers (or replace entire screen)

5. Renew Mattresses and Cushions: Vacuum mattresses and box springs.  Rotate and flip mattresses before replacing them on the box springs.  Flip sofa and chair cushions.

6. Sort Through Wardrobes:  Separate clothes into piles: off-season, donation, dry cleaner, tailor.  Wash and mend clothing before putting back in closet or storing.

7. Clean Refrigerator and Freezer:  Unplug refrigerator; discard any items past their prime.  Sort food in a cooler, than wash fridge from top to bottom with warm, sudsy water.  Add baking soda to water to deodorize surface.

8.  Replace Filters: Vacuum and clean grates, coils and condensers on furnaces, refrigerators, stoves, and air conditioners.  Remove filters in furnaces and air conditioners, and either clean or replace them.

Foreclosure Inventory is Down by 21%

As of January 2013, foreclosure inventory has fallen for 15 months straight.  Nationwide, the number of homes in foreclosure is down by 1.2 million as of January.  This is a good sign that the real estate market and neighborhoods are stabilizing.  A major boost to the decline in foreclosure was also due to the holiday seasons in which banks traditional hold off.

With a decline in foreclosure,  real estate prices are soaring upward and appraisals are meeting the soaring prices.  Let us watch and see if this trend continues throughout the year.

According to CoreLogic, here are the top five states in the foreclosure inventory:

1. California (96,000)
2. Florida (95,000)
3. Michigan (74,000)
4. Texas (59,000)
5. Georgia (50,000)
