Coming Soon: New Construction Developments

Last year, there was a big increase in new construction in terms of planning, permits and breaking ground.  This year, new developments will be appearing on the real estate market.  How will this affect the market? Only time will tell but if a buyer looking for a great deal and a perfect move-in ready home, this could be a buyers opportunity.

LA's Tallest Tower could be the under-construction Wilshire Grand building


It's coming.  The Wilshire Grand that is.... Developer Korean Air has unveiled the final plan for the 70-story tower which is currently under construction.  Not only will this head turner building be called the West Coast tallest but it will be the first tower since 9174 to be built without a flat top.  

AC Martin Partners has done a beautiful job with the design of the building that will home to 900 hotel rooms, 400,000 square feet of office space, ground floor retail and a chic top-floor "sky lobby" with one of the fastest high speed elevators in the world.  

AMAZING. 

This tower will be a huge game changer for the skyline department in downtown since this building will have no rooftop helipad.  Only time (and construction) will tell what the final construction will be.  Until then... I will be looking forward to ribbon cutting ceremony in March 2017.

Downtown LA's South Park Rental Market



Since I've moved to los angeles in 2001,  downtown is one of my favorite areas.  Since the opening of the Staples Center in 1999, downtown started to revamp it's image and brought LA Live in 2007.  Since then, downtown is bouncing back into a urban spectacular with new high rise residential development and amenities to match.  

I rarely have a chance to talk about rental in my blog, but i thought I would show some love.  

If you are looking for rentals near the LA Live, try the South Park area.  It's walking distance to LA LIVE, Staples Center, Ralphs fresh fare and more.  There is a mix of new construction and rehabbed old industrial and office building.  Amenities include pools, sundecks, fitness centers, 24-hour concierge. Another get area to live that is similar to South Park is the Arts District.  
So what are the rents like?

Rental prices varies.  For a small studio, you could see prices at $1,680.  A larger live/work space starts around $2,795/mth.  For a rental at the Ritz at LA Live is $5,500.  A two bedroom condo at the LUMA  has been known to start around $4,500.

hmm...interesting.

Just how fast does Los Angeles need an NFL stadium Downtown?

Happy Monday Everyone! Normally, I report Real Estate News on interest rates, housing data, etc.... However this past weekend was the kickoff to the NFL season.  So I thought this entry should be a mixture of both real estate news and the NFL!

Today's entry is on Downtown NFL's stadium! 

Apparently, the state legislature has already passed a law to speed up any legal challenges to the Farmers Field plan in which the lawsuit states that developer AEG is receiving special treatment with the law and is in violation of the California Environmental Quality Act.  One of the plaintiffs says the project will have a huge impact on parking, housing prices, traffic and air quality.  It's true about housing prices rising with the already high price condos around LA LIVE.  Condos around that area are prime downtown real estates! 

City Council member Jan Perry wants to hurry city approvals along.  She submitted a resolution to reduce the public hearing notice period to 10 days.  Usually the city allows 24 days for the public to digest a major development agreement.  Perry's reason is to avoid any delays in the project.  If the council fails to vote by the set deadline, the project could be delayed by a year!  

But what about a team or teams?  The league won't decide on the matter until March 2013.  

We hear how the matter resolve on September 28th when the council votes. 

Just released to the city staff from Farmers Field is the agreement that AEG will pay for millions in improvement to the area around the stadium including $10 million to add another platform at the Metro Blue Line and Expo Line station at Pico Blvd, and $2.4 million to fund a study to add a northbound lane to the US-101 Hollywood Freeway near downtown.
